The redevelopment of an outdoor shopping center in Penfield, NY, to add a major anchor and new retail spaces.

Bergmann provided architectural and civil engineering services for the redesign of a 20 year-old shopping center which was completely transformed through redevelopment. The existing center had 250,000 SF of lease area. Through redevelopment, the plaza increased to approximately 500,000 SF with the addition of a major anchor and the construction of a new "Street of Shops" retail space. Bergmann worked closely with the owner/contractor on the selective demolition and adaptive reuse of existing structures and the complete civil and architectural redevelopment of the new complex. This included all permitting through state and local agencies. Built using a design-build delivery method, Bergmann had an architect on site on a regularly basis to assist the contractor in implementing changes requested during construction.

Project Highlights

  • Renovation of existing 250, 000 SF shopping center into a new destination retail center with major national anchor
  • Redevelop an 80,000 SF structure by removing 95 feet from the center of the structure and constructing a "street of shops", extending the development to the rear
  • Design-build optimized the schedule and allowed the owner/contractor to make efficient changes during construction
  • Provided build-out for numerous tenant spaces, including a gym, brewery and retail stores
  • Subdivided a dark big box and re-tenanted it
  • Worked with local officials to harmonize development with surrounding residential neighborhood
  • Developed an internal drive pattern that connected medical and office buildings in a true lifestyle center
  • Systematic program approach allowed for multiple coordinated projects to be developed concurrently
