Bergmann produced a master plan for the redevelopment and conceptual design for mixed-use buildings which incorporate 320 residential apartments, 60,000 SF of double volume retail space on the ground floor and a 150 room boutique hotel. The programmed space surrounds two parking structures accommodating 800 vehicles. The project creates an urban residential district in response to the feasibility study prepared for the City of Jacksonville in the Spring of 2014. It is a desire of both the City of Jacksonville and Sleiman Enterprises to maintain the scale of the development to mid-rise of around seven levels.
A key component to the master plan is the creation of significant public space terminating the axial relationship with City Hall and Hemming Plaza to the north. Opening up Laura Street to the riverfront park enhances the infrastructure improvements that have been made to Laura Street connecting the two locations with a walkable retail orientated streetscape.
